We often get asked, “do I need to need to sand my floor or can I just buff and recoat my floor”? The answer lies in the topcoat of finish. If the finish has been worn down to the bare wood, the floor will start to discolor in that area, usually a dull gray. The only way to remove the stain is to sand it down to the bare wood. If, on the other hand, there are only fine, small scratches that are dulling the look of the floor, you might be able to buff and recoat the floor. “Thank you so much for the magnificent job that you and your men did in refinishing our hard wood floors in 4 rooms of our house. The hardwood floors had been hidden under carpeting for 20 years. My wife and I cannot stop looking at the floors. They are beautiful.”
